A sweeping new law introduced under Labour and National will allow for councils to make it easier to build new houses. The bill will be coming in to affect from August 2023, instead of August 2024 and analysis from PWC suggests these changes will add between 48,200 and 105,500 new dwellings over the next five to eight years.
Included are new intensification rules allowing up to three homes, three storeys high to be built on most sites without resource consent, a change from district plans which typically only allow for one home of up to two storeys.
This new intensification would apply in Auckland, Hamilton, Tauranga, Wellington, and Christchurch, where councils would be required to adopt medium-density residential standards.
What does that mean for you? Building your new three story home or demolishing to add three, three story townhouses will be easier, faster and cheaper. It definitely means land is king and anyone with a large section looking to build or build with two incomes is in a great position.
